About Downtown Dubai

Previously known as Downtown Burj Dubai, is a large-scale mixed-use complex in Dubai, United Arab Emirates. It is the home of some of the city's most important landmarks including Burj Khalifa, Dubai Mall and Dubai Fountains. It covers an area of 2 square kilometers and estimated to cost US$20 billion /AED 73 billion. The complex is situated along Sheikh Zayed Road across from Al Wasl locality on the north-west. It is bounded to the south by Business Bay and to the north-east by Financial Centre Road. It is connected to the Dubai Metro via the Burj Khalifa /Dubai Mall Metro Station. The Development is divided into 11 prominent projects among which are the infamous Burj Khalifa, Dubai Fountain, Dubai Mall and The Address Downtown Dubai hotel.

According to Mohamed Ali Alabbar, chairman of Emaar Properties, The estimated the total cost for the project is about US$1.5 billion. In March 2009, he recalls office space pricing at Burj Khalifa reaching US$4,000 per sq ft /over US$43,000 per m². The Armani Residences, also in Burj Khalifa, sold for US$3,500 per sq ft /over US$37,500 per m². Current prices at Burj Khalifa are averaging AED 3,750 a square foot, while elsewhere in Dubai is at the AED 1,359 a square foot. In 2013, prices for apartments in the tower are believed to have risen by an average of 25% according to real estate experts. Today's asking rates are still believed to be way below the peaks they had touched — a staggering AED 9,000 a square foot in August 2008 and right before the Global Financial Crisis. It had reached a bottom of AED 2,500 a square foot in February 2009. These unit values exclude the super-premium Armani apartments in Burj Khalifa. Asking rates for units at the Burj should soar further, according to market analysts. There are asking rates for AED 4,300 a square foot for those units which are facing the fountain. Emaar, the project developer has launched multiple new projects in Downtown Dubai. Currently, off-plan properties in Emaar projects are selling between AED 2, 400 and AED 3,500 per square foot in the secondary market. Prices, however, vary with the view and floor of the tower. Emaar has already banned local real estate brokers from selling any off plan property, bought in their own name, untill completion. Investors have to make 40 per cent payment before selling their properties in the secondary market.


Burj Khalifa

The decision to build Burj Khalifa is reportedly based on the government's decision to diversify and shift towards a service and tourism based economy. According to officials, it is necessary for projects like Burj Khalifa to be built in the city to garner more international recognition, and hence investment.
